Kitchenette considered an ADU?

2 kitchens do not an ADU make. A house down the street has 2 kitchens, a regular and a kosher kitchen. The owners took half the dining room and had the 2nd kitchen installed. They got permits and came around door-to-door asking if any neighbors had an issue with this. Everything must be looked at in context.

I agree. I have appraised home where the homeowner have large parties and also have family members stay for long periods of time. They like having either a prep kitchen or a place for their family.

Wow... what a nice wet bar.
Add a stove and fridge and if next to bathroom on lower level, you got an ADU.

If the 2nd kitchenette is downstairs, you can see the potential to make an ADU easily, I can see how the lender wants to call it an ADU.
I just did an appraisal where there are finished rooms down.
The owner added a kitchenette. I can see it being an ADU now so I called it an ADU.

Today, 5500 SF house with 3 car garage built in. Two laundry rooms, 1 up 1 down.
Second building 2 car garage with office type room on one end, and 480 SF guest apt with kitchenette and bath on the other.
Upstairs above that rooms / finished attic with bath and a drummers room.
Pool/Spa. Cabana with big grill, fridge, dishwasher, oven, fireplace, etc, and a pool bath.

So, you could say 3 kitchens. Anyway, on point, I am not calling that guest room an ADU.

I've gotten the same request. It's almost as if they've never been in a basement home with a kitchen. This industry is mostly run by people who haven't appraised a home since the 90's.
