I bought a new computer a few months ago and I am slowly migrating old files over to the new computer. I have been using SmartExchange for a while now, but I did not like Quicksource. Yesterday I was prompted to update my software, which I only did on my old machine. NOW, SmartExhange no longer works on the older machine. I'm getting prompts on my new computer to do the same, but I don't want to lose SmartExhange. Does anybody have any info on this?

SmartExhange just gives your data to out of town/state skippy so they don't have to drive their comps. I would only activate SmartExhange if I lived in a non-disclosure state like Idaho.
 
Total is owned by Core Logic. When you participate in Smart Exchange and Smart Source, where do you think the data is going? I don't need peer comparable sale data, I have the MLS just like they do.
 
Smart exchange is a way for Corelogic to improve its AVM. I don't use it because I got a peek of it and realized Skippy is alive and well and now there are more of them. Wrong Photos of Comps was one error. Of course the appraiser would realize that when they met the SOW and personally drove by the comparable as they certified. Hmmmm or did they?
 
I withheld on smartexchange for a long time, but I talked to several local peers that I know personally and are really good appraisers. They signed in. Your basically giving your data away to corelogic. They don't identify you personally with your data. But our local realtors are required to share your identity as an appraiser personally on MLS in their listings that they sell. That data is only shared with members of local association of realtors. Kinda like this forum. Appraisers have code names and those codes are shared with association of realtor members
 
I don't ever use the comps. They charge like $1 a comp that you use? You can look at the comps for free that have been supplied to them. You basically see the 1004 grid on the comps that have supplied to them. You can transfer that on any comp into your grid for $1. You can look for free.

Have to be in side by side view on your comps to look at them if you join the program. That's corelogic, a.ka. alamode.........etc.etc. LOL

You do see some interesting differences when looking at a comp that has several appraisers who have done it. Some are disturbing. Your like who did that? (n)
 
See how the frog got in the cool fresh water pot and it slowly started to warm to a boil. The frog could easily get out when the water was cold...............see.

By the time the frog wanted out, it was too late.
 
I spoil many appraisers' dreams on GLA. I am very meticulous. a.k.a. pain in the azz. LOL
