Lazy appraiser did not measure

Or the cost of the building permit.

And the property taxes if the lazy arse Tax Assessor uses the sf from the plans rather than actually measuring.
 
Measure the thing. If it has difficult angles order a Mitr Guage from APEX. I think they are about $20. I had them overnight one to me about 15 years ago. One of the best investments I ever made. All you do is measure the distance of the wall and use the Mite Guage to measure the angle. It's so easy a caveman could do it.

I think someone posted that a similar wall angle measuring device could be had at Home Despot or Lowes.
 
I'm in a compromising mood. So you got some complex plans, they look
like the house. You attach the tape on one side of the house, and figure
out how 'wide' it is, then you figure how 'deep' it is. If it matches the
plans, that's good enough. I'd rather spend my time doing comparable
analysis than re-drawing plans that can be scanned into a report.
 
So...had a licensee who had a simple little townhome to measure. About 1,250 Sq.Ft. GLA. Not only does he screw it up...but misses how many bathrooms...misses how many bedrooms...misses the laundry room bump out...misses the 1 foot cantilever...misses the garage.

Oh...and missed the scheduled Settlement Conference too.

We'll miss him.
 
I've used a combination of plans and measuring for a large two story with some very peculiar architecture and lots of furniture/fixtures/storage boxes. It would have taken hours to accurately measure the second story. So, I commented on what I did and did not measure and where I did and did not use plans. However, I believe anyone that is on site and does not measure where they can or when they can is just hoping it never comes back to bite them. I'd rather take some extra time where is it practical to verify public records.

Wow, one strike and your out! One of our locals sent three of skippies reports in to the Oregon ACLB. Three strikes and your out right? Wrong: "admitted the violations and agreed to pay a $6,250 civil penalty and serve a 45-day suspension" 17 violations over three reports including failure to produce records within required time frame and failure to provide true copy, so I am assuming he also ignored the board.

After spending January in Hawaii he is back writing fraud reports and has more work than he can handle.
 
The way to do it.

You can use the plans, but how about verifying the home is built to plans by checking the measurements. Then verify the square footage totals by re-drawing in Apex or whatever.
That is the easiest thing to do. Draw it in Apex from the plans, then take a copy on the inspection and check the measurements.

Hey OSU...if the "skippies" were tagged with six grand PLUS a suspension regardless of length...that's a published discipline. I'm curious as to who would be eager to hire an appraiser like that. If you have a published discipline...that's pretty much a business killer.
