Ed, the book and page stuff is what gives meaning to the lot and block stuff. It is an integral part of many legal descriptions as duplicate subdivision names are getting more and more common and the number of properties withthe same lot and block is near infinite.
 
Well then I take it all back as long as you limit the need to include it to identify one subdivision from another with the same name. It still is recording info and not a part of the legal description for most intents and purposes.
 
There are two different "book and page" references with two different meanings.

Some recorders (Arizona ones did until five to ten years ago) but each document in a book that was assigned a specific number, then each page was assigned a specific page number. Those could be referred to as Book and Page or Document and Page or just Document number. As Arizona recorder's offices became computerized they went to a Fee number system instead, with the two systems cross reference the first fee years of implementing the computer system.

The recorded subdivision plat will also have a book and page numbering system. Sometimes the recorded subdivision map will be assigned to Book #### and then the actual map ###.

And back to the original question: On the appraisal report the legal description would be typed as follows: Lot 8 Thunderbird Hills
 
I always put LOT and whatever else NetValue Central has for the Legal Description when in a subdivision. If it it not in the subdivision then, Like Rae has said I put exactly what the county records have displayed.
