My MLS system records the time and date you opened the lockbox. One reason is for liability in regards to security for the homeowner.

How it works is rather ingenious. You open the lockbox with your electronic key by using your secret Pin Number. You aim this at the lockbox and a infrared light opens the lock and then records the action on the box and on your electronic key.

The key must be updated once a day. When you update either automatically in a cradle or manually, the key transmits back to the main MLS system everywhere and time you opened a lock box since your last update.

This updated information is then placed on a web based system so the listing agent can who has opened that box including time and date.

Pretty cool.

The honor system......in this business ROFL. So, what happens if you don't leave a card? How do they know you were there unless they use an electronic key? Or do they use the electronic key and expect you to leave a card too? Our system uses the electronic key. And I've always noticed a collection of cards on the counters of these homes. I just chalked it up to networking *shrugs* I've never been fined for not leaving my card.

If they use the electronic key and require the card I'd read them the riot act the first time they fined me.....something about a lazy f*ing listing agent who isn't servicing her clients properly instead relying on everyone else to do her f*ing job. If they don't use the electronic key then I say F'em. They'll never know. If when I call the listing agent for access that isn't enough notification then.......F'em!
 
I no longer enter a property without the homeowner or agent present. I present my ID upon arrival. I will not accept the responsibility of the security and condition of a property. I have been accused of not going in a property during an inspection even though the lockbox recorded my entry, I left my card and took photos.
 
I refuse to pay the inflated fee's for the supra key access so I must be met by the agent.
 
You can either do what you describe as a so-call" ...breach of confidentiality" or you can elect not to go into the house. Your choice.

The listing agent has a perfect right to require that any cooperating broker or other person with MLS access to the property fully identify themselves when they go into one of his listings.

The right of the agent, acting on behalf of the owner, trumps any so-called loss of confidentiality on the part of the appraiser.

Bottom line is you disclose you are going in or have gone in or you don't go in. Again; your choice.
 
We have the Supra key system here too. It records the information in the box and the agent can find out who has opened the lock box. I always call the listing agent and not the selling agent to set up an appointment since the listing is his/hers and not the selling agents.
 
Why not just have the lisring agent meet you at the property. Start having them earn the money.
