So you do agree with OP it sounds like?

I think schools/colleges/universities and linkage to them is very important also.
Your getting into rental property there where people want to live in a house and share it instead of living on campus.
 
Saying there are private schools in the area could be code words for being bias.
just leave private out. There are many private schools in Memphis city limits. They are very expensive to attend. I don't share all that in an appraisal report.

Memphis Tigers are taking on Auburn in Maui invitational today for champs. I have a feeling we may lose today. Bruce Pearl is a good coach. Got fired by UT for doing bad things and went to Auburn. Memphis Tigers are on a roll. Don't count them out. I think they play around 4:00pm on ESPN.

I think Hawaii is around 5 hours behind us in TN. The sun rises in the east and sets in the west. Maui is northwest of California.

apitol Hill Baptist Church has settled a lawsuit with the District of Columbia over claims that its coronavirus restrictions violated the First Amendment by barring outdoor worship but permitting other outdoor activities.

According to The Washington Post, DC agreed last week to pay $220,000 to Capitol Hill Baptist to cover its legal fees and stated that officials “will not enforce any current or future covid-19 restrictions to prohibit CHBC from gathering as one congregation.” The settlement said it was not an admission of wrongdoing by the city.

Capitol Hill Baptist, led by 9Marks founder Mark Dever, was the first to sue over the District’s restrictions, following multiple attempts to secure a waiver from citywide restrictions, which didn’t permit church services of over 100 people, even if outside, masked, and socially distanced.

I am not sure on the strip club.

I have had commercial lender turn down being next to strip club. I have never had a lender turn down being close to a place of worship like a church (use your language}

The lender paid me. I was happy.

I think most here are suburban appraisers. Now being old big urban here, we live in row homes. You people outside the city live in townhouses. The snobby suburban didn't want to be associated with urban ghetto. Surprised that it hasn't been picked up on, but i cannot use the word townhouse when i do my city appraisals. It's a row home, been burned into my small brain.
