Letter From FNMA 'Baptist' can't be in report...

In what way is the verbiage in the name "important" to a reader making a loan decision? If the appraiser has the data to show a difference for the location does it even matter what the reason for that is among those buyers and sellers? I mean beyond the fact that "the campus" itself is the attribute of effect.
Maybe, maybe not. Its a matter of fact. What is the difference beetween me saying the property is located next to ADX Florence or simply a penitentiary. Why am I all of a sudden biased by saying the name of it. It allows the reader to look it up easier if they care, there is literally no downside aside from hucksters wanting to ruin others. If someone wants to discriminate, they don't have to do so by naming something that has an effect on value and I'd argue that isn't really happening.
 
I think the word 'private' sounds more exclusionary/discriminatory than the word 'Baptist'

Again...my brain has not been trained to speak like these people think...so what do I know.

Yea privated sounds exclusionary, not very DEI friendly.
 
My kids go to a private Christian school.

The name of the school is charlotte christian

I recently appraised a home in that area. One of the main drivers of value is there are multiple private schools in the neighborhood.

Did I mention charlotte christian, the actualname of the school? No. I just said that there were several private schools within a 1 mile drive and are the main drivers of value and demand for this neighborhood.

So, by what I hear, I could be wrong, but they do not want you to mention schools either. That's why I said I'm 50/50 on it.
I have had to use school district to explain why I didn't use a sale across the street. I have various areas where school districts change within a neighborhood or subdivision. There can be a 10%-20% difference because of the location. Hard to avoid using school district as an explanation. Just saying "x" area supports a higher range of prices than "y" area is a hard sell when it is on the other side of an interior residential street

Yea but if you have the data to support it why do you need to explain it to the reader /sarcasm.
 
I've already demonstrated to you how there is no rock/hard place for you to get stuck in. You can avoid the problem - however big or small that problem really is - simply by rephrasing.

If it's no big deal to anyone then why is it a big deal for you? How do you handle the grafitti issue? By referring to it for its condition exclusive of how you believe it may have occurred.

You don't need to use the word that some wound collector might want to latch onto in forming the complaint about you being biased.

Don't feed the trolls. How hard can it be for appraisers to understand that the most expedient way to resolve the problem is to avoid it in the first place? To crush the hopes and dreams of the professional litigants before they can even get going. To deny them the opportunity to grasp for the free go-away payment. To act aggressively and proactively on the issue rather than passively sit back and play the odds that they won't have to react to the complaint after the fact.

The game is chess, not checkers. And appraisers are better served by at least trying to stay one step ahead of their critics. I'm not being pro-bleeder here. I'm being pro-appraiser.

I am curious though how many times that someone says a subject is located next to a 7-11 did it create a bias in the report? A person can be biased without reporting the 7-11 there. The problem I have is its trying to create a problem and it just creeps in to make it harder to explain to the reader. My issue isn't the minor thing, its like censoring Alex Jones, I don't care about Alex Jones, but I know it doesn't stop there.
 
If the market cares about it that will show up in the data, at which point we can acknowledge there is a location adjustment for the location and the proximity to this college campus.
Yeah, it definitely had an impact on property values when several jurisdictions in the county I work separated from the City of Memphis and formed their own public school systems.

People started flocking to those suburban cities. I think the cities had to go through the State supreme court to get it approved.

Memphis eventually gave up. Many private schools in Memphis.
 
We're beating the bones at this point. Everyone is going to do what they do regardless of the intent of our professional standards. On the more practical level I'm going to at least attempt to avoid feeding the critics the unearned free shot. Or the free mortgage, like what happened in Marin City. If I get caught up in it anyway it won't be the result of gross negligence on my part.
