Licensed FHA problems

A 1004 form is a 1004 form. The government mandates the qualifications for the licensed appraiser. Appraising is easy, the easiest job i have ever had. The stress is what makes it difficult. Dont get me wrong, I can not stand bad appraisers and appraisals, however you can not say that licensed as a group are at fault. What appraiser has not talked about value to the bank or lender. Understand that the older certified have less hours to enter than the new licensed. Are they also under qualified?
The problem is not the qualifications at all, it is the lack of policing the entire industry.
What profession does not have bad apples. Lawyers, Presidents, Appraisers, but you dont throw out a branch of the profession, you make individuals accountable.
 
I liken this LICENSED vs CERTIFIED to (in the medical profession) an DO vs an MD. I have always felt that an DO who graduated from Palmer in Davenport, Iowa (vs an MD who graduated from the University of Iowa) took the "short course" either because he couldn't get admitted to med school or wanted the short cut. I have never allowed a DO to treat me nor allowed one to assist in the operating room (on me). BUT, they fill out the same forms. In your discussion, the LICENSED argument has an taint to it that has the odor of ENTITLEMENT. The LICENSED argument is totally phoney. Seems to me that when you took your short course and get into the appraisal business to compete with the certs that you would have recognized your good fortune and worked to improve your credentials instead of staying a private first class in the army until you retire.

Very good analogy AJL....one correction...Palmer College in Davenport, IA is a Chiropractic College and they graduate as a Doctors of Chiropractic Medicine (DC). Although they are "doctors" they cannot write prescriptions. My wife is a NP (Nurse Practitioner) and can write prescriptions.

Been 30 years since I grew up and lived in Iowa. You're right. Senility may be creeping in. I know there used to be an DO school there. You know which one it is?
 
A better analogy are Opticians, Optometrists, and Opthamologists. Any of the three can prescribe glasses. 2 of the three can prescribe drugs. Only 1 holds a Medical degree and can perform eye surgery. Since I have only 2 eyes for a lifetime, I chose the highest level of "licensure."
 
I kind of vindicated myself. Sorry, Palmer! Mr Rex, the eyes have it!

None that I know of. The closest one I know of is in Kirksville, MO, just south of Ottumwa, IA.

How could you say good example. You cannot compare. First you say " I felt" and "It seems to me" both without actually knowing anything about the DO or myself. Those are personal feelings and opinions, and not very fair or educated ones. You cannot liken a doctors actual treatment to filing out papers. Most of the time the 10 dollar per hour assistants fill out the paper work. I would say a better example would be saying the DO is not as qualified or is more risky when filling out a perscription pad. All doctors fill them out, it is a basic function just like filling out a 1004 form. It is your assumtion the doctor couldnt or didnt want to further his experience, as is you assumption about me. I have been appraising since 1991, how about yourself? I have hundreds of hours in classes how about you? You dont know if that DO was raised by a doctor who taught him certain things. Because nurses dont become doctors are they minimalists.
You cannot liken yourself to a MD vs a DO when comparing certified to licensed, as they are not that different. You are talking 30 hours of schooling and maybe a few more appraisals initially. I am more qualified then a many certified. I have done tens of thousands of appraisals both FHA and conventional. Theres virtually know difference between licensed and certified. Appraising is easy. Its the only job where middle age housewives can make more than there husbands. Opinions are like @#$%^&*@. We all have the right to be judged by personal merrit, and not poked at by uneducated opinions or bad examples.

Tens of thousands of appraisals, eh? Sounds like a skippy mill to me. I am also impressed by your spelling, syntax and punctuation.

We are. And the people making the decisions have chosen the license level as the measure by which we are to be judged.:peace:



"Tens of Thousands" If you were able to complete 2, 1004's a day, seven days a week, it would take 13.7 years to do the first 10,000.
