Liuidation VA Appraisals

Yup, Doing it for decades. (3) Act/Pnd "Comps" are gridded to the addenda. Yes, I use MLS Pix for Act/Pnd's.
Didn't we have a similar conversation with the 1075 2-4 family report, do you use other "rentals" than the 3-4 comps you already utilized? Some I review just have the same comps used for rental data. I always thought of it as a short cut to writing the report. I almost always use Different rentals than the comps I already have chosen.
We should get a different VA fee for any Liq. appraisal.
 
Honestly, haven't had a VA liquidation since the new help desk thing has been the only response to anything. The realtors and investors offer cash to anyone wanting to sell anywhere around here.
I remember reading a VA circular last year that said the VA had put a moratorium on liquidation appraisals. I was doing at least 1/month and haven't had any since.
 
I guess in Upstate NY there are more Deadbeat Vet's, (Very Rare) I've always done 1-2 a month, and this year so far 9.
 
I have never grid them. I make comments on the liquidation addendum.

The liquidation addendum is pretty intense if you follow it closely and fill it out. No grid like sales comp grid necessary.

It is actually way harder than sales comp grid. Takes way more analysis and reasoning.

I have always been same way on liquidation on all assignments. VA is not special in that regard in how I complete liquidation assignments.

Liquidation assignments are more complex than a typical assignment for a sale or refinance.

What that addendum does is force you to reasoning and analysis in your 1004 or whatever form you use. It is huge in your final reconciliation and appraisal.

I can only imagine how expensive it is to live there. You must know a person could get underwater easily.

Can't judge a person until you walk in their shoes.

@Terrel L. Shields works some areas with native American Indians. Trust me Terrel knows you appraise real property rights.

I have a bunch of American indian blood in me. My traits show it. I just didn't have enough to get all the benefits that came with it if I could claim American indian.

Won't swear it hasn't happened. They are tough in Atlanta RLC.

They take no prisoners. They can be tough on veterans and give them all the grace they can before nothing else is left but liquidation.
