You might check the rate of empty beer bottle accumulation in an apartment complex pool during the winter months.
Also the going rate for cleanup.

Look into LaCrosse WI area. Aware of a number of sales.
 
Out of state I know but at least 2 recent transfers around Western Michigan University.
 
Good morning! Thanks for the inquiries. We are appraising off campus, privately owned apartments, that are entirely rented to students on a semester basis and per bed basis. The property we are looking at is near the University of Whitewater, Wisconsin which is a school of approximately 12,000 students. I am an alum. Look us up, we have won the DIII national championship in football in roughly 5 of the last 8 years. I will look into the Western Michigan comps.

I looked in on costar, loopnet did not find any La Cross comps. If you know of any, I would be interested in them.

Do you sift through WI IPAS system? Quick search in the county reveals 64 historical transfers of 4-23 apartment units...FWIW city of lacrosse has online assessor details for apartments.
