Mike-NY, I tend to agree with some of what you are saying BUT I don't think the 'lending community' wants it better or smarter. IMHO they want it faster and without problems (value). Techonlogy is a great thing but it is useless without a trained professional. AVM are tools, asking one to determine the value of a property is the same as asking my tape measurer to do it. It can't.

Checks and balances are an important aspect of the real estate industry. Part of the reason that sales prices are not as inflated as they could be is that most of the player know that it has to be appraised.
 
Just checked my fax machine and email....not one taker! Darn, and it sounded soooo easy to make millions doing appraisals.

I did have experience in real estate franchise, associated with ERA in the early 1970s. We put together 115 offices in 5 states. Kansas, part of Oklahoma, Colorado, New Mexico, and 1/3 of Texas (the western part). I put over 800 hours on a TR182 in 2 years covering that large territory.

Everyone talks the big bucks...but what I have found is mostly one man shops doing from 15 to 30 assignments a month. It's a nice living but not something to make you rich. Still say I can't do more than two a day and maintain my sanity. Two per working day with an assistant is pretty easy.

20 working days a month (average) x 2 assignments = 40 assignments.

40 x $350 = $14,000 a month. Pay your assistant $100 a day and that leaves you $12,000 a month x 11 (assuming you take a month off) = $132,000 a year. Sure sounds like plenty to me! Would put you in the top 10% of wage earners in the country. Of course that isn't net, it's gross and so is this post, LOL.

He hasn't crossed the line on advertizing (quite) but Wayne is a nice guy and fairly liberal when it comes to letting folks have their say...

On to more productive ventures! No van and driver for this kid: the economics won't work round here :wink:

I've been on the road all day in the beach area... 1 hr. 45 min. driving time to a full inspection, two final inspections, and a driveby. While I was down there, I found a new Gourmet Shop, so I stopped and browsed a little, which cost me $183 for Christmas gifts. On I went to a wonderful pizza shop, well known in the area for having the BEST 2 slice, all you can drink birch beer. I felt very daring, looked around to see if anyone was looking and WENT IN TO HAVE A SEAT! After that nice lunch, I felt almost like a normal holiday shopper. On the way back to the office, I stopped at a K-Mart Store to buy a few Christmas cards, a Frank Sinatra Christmas CD and a candy bar. Slowly, but steadily I drove back (enjoying my CD and candy bar) only to find 18 phone calls, 7 more orders on the fax machine, another fedex order, and 1 check in the mail for $275. BACK TO REALITY! Ho, Hum.....Guess I'd better speed up. Who knows, if I stay up half the night, I may get one out! Merry Christmas y'all! :lol: FRANK...HELP!

Thanks Mike. He has! Just found out my husband won $15,000 in the lottery! :lol: The appraisal reports will have to wait until 8 a.m. tomorrow. :lol:

Cruel and insensitive statement of the day,

Life is basic economics, supply and demand.

and you are paid what you accept which basically translates to you are paid what your worth.

We do minimal third service company work, but again its economics. I still make a profit.

There is money to be made, you just have to work the system.
