What's so hard to believe about Giampa's post? I personally supervise 42 Trainees who NET over $320,000 each every year. And every report is a shining example of integrity. And they all only work part-time.
 
Same argument, different post. Michael, you aren't the first one to post about doing such good production. It just depends on your neighborhood. Many of us are in rural areas, where the sun shine is pumped in, and to make that kind of production would bring about a swift heart attack. Just understand the skepticism is the nature of an appraiser, as well as a thick hide.

Yup SOME of us are jus' jealous: MY market cannot and will not support that kind of yea-HAH work. We don't have the databases, or resources to produce at that level: and there isn't the work to support the staff to make it work! We also have at present family situations that preclude such efficiency. Too bad as I could have made more $$ this boom.

Even so: while I am willing to believe that some folks live in an area where such efficiency and expediency is possible: I do not.

Unfortunately, our rather diverse market area comprises the usual mix of " slow and ethical, fast and ethical, and "realy slimy numberhitters". At this point there is work for all but as one who counts myself as" of the reasonably fast and ethical" I am concerned about my future. The slow ethical folks are mostly going to go the way of the do-do bird.

Husband and wife team: but I do my own work and help hubby to the same extent he does the same in reverse. Mostly we do our own reports start to finish: aviods having to type that extra line "significant professional assistance"

I AM however interested in Michael's methods to whatever extent they might be applicable to MY market. Give us come clues: I might even buy the book! :wink:
 
David, that's weak. I do twice that with my eyes closed and hands tied behind my back. LOL. They all are the best appraisals performed by anyone in TN. And not only that, I have never made one error, never. I use the best technology, PDF email etc. You should too. It kicks all other appraisers butts. Glad I thought of it first, as I'm the quickest thinker appraiser around. You really should be doing more in Jackson, Pickett, Clay and Fentress counties. I would image those are the real cookie cutters. LOL

It is hard to believe that someone who is "licensed" (not certified) in Maryland & Virginia is capable of supervising 4 appraisers making over 150k per year 8O . Just reading that many reports for 52 weeks is mind boggling :roll: . That's about 33 reports a week or 6 reports a day! Is it possible....sure! Does it give you time to supervise or train an appraiser .....NO :evil: ! If your going to take on the responsibility of new licensed appraisers, you have to do more than place your signature on the report :oops: . Add to that your claim of listing and selling property, doing your own reports and running the business side of an appraisal practice, it does become somewhat astonishing 8O .
FYI:
I've only been appraising for just over 10 years, supervised 2 full time appraisers and 1 part time appraiser at the same time. I personally found it to be overwhelming and consumed 70 to 80 hours a week when combined with my appraisal practice.
Your right about one thing. You are new to this forum and attacking Mike G. RAA shows the stupid side of a newbie. He has done more for the success of my practice over the last 5 years than anyone I know and I've never had the pleasure of a personal meeting. He is a treasure to this forum and you need to learn to respect your betters. I really don't need to defend him because he can chew you up and spit you out with the best of them.
If you chose not to come back to the best appraisers forum on the web, so be it. I will not miss your brilliance.

If you are gonna state facts, state them to the fullest..........To many of us, you sounded like a runner of a sweat shop.......... See you in Fairfax, those cookie cutters sound great.

I don't know you from Adam but if you're making that kind of dough all I can say if "Good for you!!!". I too know appraisers that have been doing this for less than two years and making 6 digits. That seems to offend plenty of readers on this forum.

I hope you stick around because we need more posters to mix things up a little around here.

I congratulate you for being accused of all the common evil responses to your apparent success in one post. Way to go!!!

Let's run down what you were hit with all In one post:

1. You're thin skinned: I guess that means you can't take criticisms.

2. Sounds too high: You're making too much money and that's unethical so stop it now!!!

3. You leave out details: That's a classic response to high productivity.

4. State the Facts: State what you want, if someone living in a singlewide doesn't believe you, tough.

5. Don't criticize other posters: I guess they're thin skinned too. But it's O.K. for you to get slammed.

6. Don't do more appraisals than the forum recommends: If you work too hard you must be some type of "Sweatshop" operator. Which by the way is another classic term around here.

7. Cookie Cutters: Turn down all those assignments because they are too easy and it's not ethical to make money on those. Shame on you!!!


By the way, I met an appraiser last week who has been doing 100 jobs a month for the last 5 months straight. Made this Slacker really feel like one. And that's a fact!</span>
 
Come on Chris, you are a lightweight. Can't you do more. Maybe you should let your trainees wife do more of the work.LOL. It's just your license at stake. I personally let my grandmother do mine. She can't see well after her stroke and can't do a real job. Where else can she with her 7th grade education and half blind make $250,000 a year.
 
No, William, you're not the quickest & fastest, I am. I am the most efficient, fastest, most honest, most successful, and most dashingly handsome SOB on Earth. And the rest of you are just too damn jealous to admit it. I was taught to appraise real estate by Moses (specializing in adverse possession interests) and Shakespeare (narrative reports) and personalty by Noah (boats & livestock). Job taught me how to process overdue invoices, and Cain taught me ethics. Flash Gordon taught me Time Management, and George Washington gave me a few tips on Surveying (don't get me started on Martha!). Mathew Brady taught me how to take Comp pictures. Bill Gates set up my Computer system, and Dave Biggers personally installed my software. Henry Ford climbs out of his grave every month to service my car, which Richard Petty taught me to drive. Martha Stewart cleans my office every week, which was built by Frank Lloyd Wright with his bare hands using a pair of wire pliers and some Elmer's Glue. Bob Dylan comes over every night to sing while I type at least 48 reports. And that's on a slow day!
 
Slacker, I'm no light weight. At one time, I would have put my one man shop against anyones. I don't brag about it (if for no other reason than not to bring on the competition) and have scaled back in the last couple of years. I'm not jealous and as I stated, I don't give a rats behind what any appraiser makes. More power to you if you make a lot. Lets me know I can too. I have learned money ain't everything. Yes I did work 7 days a week and have 2 small children. They won't be small long and there is no reason to be the richest man in the grave yard.

An even average appraiser ought to be able to know it when someone is blowing smoke up their butt. It happens to us all the time. Plus, most of us don't like people with fat mouths, whether they are an appraiser or not.
 
Dang it David, you are the best. I finally found someone better than me. At least you are from TN. Maybe you could take me to morgan county up around Brushy Mountain State Prison and show me how you knock em out. In the word of Wayne & Garth, I'm not worthy, I'm not worthy, I'm not worthy. LOL
