Manufactured Home - Switch report for indication of Modular home type.

Serial number AB does indicate a double wide.

Pitched ceilings? Panel walls?

I am unable to guess anymore without some specifics.
 
The HUD data plate numbers will be on the compliance certificate. If they are not there, then it is a modular. You screwed up and now you have to fix it at your own expense. An expensive lesson learned!

I have done multiple MH reports where there are exterior HUD plates and those coordinating numbers are not included on the compliance certificates. One in fact that has a compliance certificate very similar to the dwelling I just appraised - no HUD plate numbers but serial/model included. I found the HUD plates attached outside of that dwelling.

Do you not think that if that were the case the HOC would have informed me during my call all HUD numbers will be on the compliance certificate? I wish it were that simple because I would not be in this position.

That is called the dataplate. Often found inside a cabinet or in a closet. Both modulars and manufactured dwellings can have one. If you actually read it, it can provide some clues... sometimes even answer the question. The bottom line is, it's the appraiser's job to make the determination. When it's easy, no problem. When it's not obvious, the appraiser may have to do more work/research/consult with others to get it right.

By definition, the difference between a modular and a manufactured dwelling is which building code they comply with. Modulars have to comply with state building codes. Manufactured dwellings have to comply with HUD codes. Both are built in a factory. Both are transported to the site. Both can have multiple sections. Both exhibit a range of quality and finish. Both have a range of price points when you go to buy one.
 
It sounds like you did not adequately identify what was to be appraised. In a situation like this, i don't continue until the lender provides information,

Sure would like to see some pictures of the OP's subject. Hard to guess with bland descriptions and anonymous details. Use MS Paint to scratch out personal info/details and snip the photo for additional protection.
 
It states "Compliance Certificate" at the top with date of manufacture, manufacturer's serial number/Model and Manufactured address, etc. Then it does include a photo of the country with heating/cooling information. All statements on the form indicate "manufactured home construction".
You should have a certificate that says either meets UBC/IRC code (modular) or HUD.

The little HUD tags on the exterior indicate it is a Manufactured Home. Modular homes do not have those. Is the compliance certificate the installers cert?

I have been appraising manufactured homes for more than 30 years and have never seen a compliance certificate which did not have the HUD data plate numbers. Something just doesn't sound right.

No one said you didn't know what a data plate is. You might have noticed, other people read the posts too.
