Manufactured or Not?

It would suck to appraise it as a modular and have the insurance company come out and prove it was a manufactured home, or vice versa.
 
IDK- could it e a modular home ? The windows look funky and the house looks like it was placed on a base - whatever it is.

The simple answer is to compare on frame modular homes to what they are most similar. In this area, that would be HUD code manufactured homes and other on frame modular homes. On frame modular homes are a different animal than the typical modular home.

Yeah, I just wouldn't want the hassle of changing forms or my client thinking that the insurance company was smarter than me.
 
Not my assignment, but another appraiser asked me to look at this property and tell him manufactured or not? Outlying county with no records before 1981 and no ownership history before 2016. The exterior of home has brick, but has metal siding underneath on the back side. No HUD tags and no data sheet as the home has been remodeled. My guess is it is disguised manufactured home. Here is pictures from the crawl space:

If I had to place a bet, I bet your guess is right - a manufactured home with after market brick siding - it could be modular but Imo the liability too great if your friend gets it wrong - soundslike a good assignment to walk away from unless it is a great client and walking would possibly ruin the relationship.
 
Does the prior deed(s)/mortgage(s) show a transfer from an existing or out of business local mobile home dealer?

Had to buy it from somewhere back in the beginning of it's existence.
