A structure with a steel undercarriage as part of the building materials is not a manufactured home. Only structures 100% built to the HUD building code are manufactured homes. Mobile homes constructed prior to June 15, 1976 are not manufactured homes, even if they are built to the HUD building codes. Some manufacturers started building to the HUD building code when it became available in 1994. Therefore there can be two identical homes constructed in the factory to the same floor plan, same HUD building code, same materials, same everything. The home that went out the factory door on June 14, 1976 is a mobile home and not eligible for Fannie, Freddie, FHA or USDA. The home that went out the factory door on June 16, 1976 is a manufactured home and eligible for everybody. Model years run from September to September, so there are 1976 model year homes built between September 1975 to June 14, 1976 that are mobile homes. Then there are 1976 manufactured homes that left the factory June 16, 1976 to September 1976, homes that left the factory between September 1976 to December 31, 1976 that are 1977 models but of 1976 year of construction. So the model year in documentation does not indicate the type or age of a factory built home.
