Manufactured vs Stick Built

The county calls my subject a "framed" construction. However it suspiciously looks like the core is a manufactured home with several additions.
On top of all that, all my comps are called by the county "modular or manufactured.
Feels like I'm treading on uncertain ground. It's a VA.
 
First you need to determine whether or not the "core" of the subject is mfg or not. That shouldn't be too difficult. Unless you cant' see the under carriage. No matter how many additions. It is still a mfg home. As far as sales are concerned. I have a county that lists things the same way. Just takes a little more research to figure out which is which.
 
So, it has I-beams for support under the home not floor joists. I'm assuming that makes it manufactured. They have done a good job of hiding it. It has concrete board siding and I could find no HUD cert or VIN number. I'll talk to the VA on Tuesday to see how to proceed. Thanks Dublin, for your direction.

The undercarriage of a mfg home is generally all steel. You can also find the serial number on the front steel member if you can get to it. Hopefully the additions didn't compromise the original mfg part of the home.
 
Site built dwellings can have steel frames too. To know 100% for sure, you need to either see the HUD labels (gone or covered in this case), find the data plate in a cabinet or closet (possibly removed), crawl around underneath (manufactured dwellings have the serial number painted on the metal frame), spend a lot of time researching public records, and/or ask the home owner.
 
well. it's up to you to know what it is. that is everyone's statement, including the state. i would not do an appraisal on such an existential guess as big as this one is, if you're not sure. obviously this isn't the original owner, or you could get a signed statement from them. you county, any person in l&i, doesn't have any more better clues to give you. if part of the house was brought in and laid down, there's gotta be a permit with details for that always. your guess is better than anybody's. but in this case, is the payment worth the potential risk. also, did they have a previous FNMA, or HUD, mortgage. i guess you might have a hybrid dwelling.

There is a very small chance it is a modular home with a steel chassis… I had one in a subdivision, I will spare you the multi week, back-and-forth with a lender, county, and building department. In the end, it turned out to be indeed a modular home.

If it has a steel chassis it’s a manufactured to me, I put the burden on the other party to prove otherwise
