Market areas and Market Trends

his has been coming for a long time. Fannie/Freddie have been screaming that they aren't seeing time/market condition adjustments.
And they used to punish you for making a time adjustment based upon months.
 
There's a new(er) app - I think they're still ironing out some of the issues - that actually calculates a monthly market adjustment. App is here:

I've never seen this app before. So, you take your downloaded cvs file from your MLS.....let's say 12 months back, within 15% of GLA, within 5 years pre and post year built, in your selected market area, and it spits out the time adjustments table? Does it calculate differences on anything else?
 
A 5% increase in 4 months is stable?
I wasn't looking at the data but as an example.
From the data, I would not make adjustments for first two months since around 3% is not statistically significant.

There are several elements of comparison in the CSV drop and you have to provide at least 2 years worth of data, but as best as I can tell from trying to reverse the model, it adjusts for the other elements of comparison prior to estimating market adjustments.
