DW is not the problem it's called a 13 Federal Agency Task Force which is the real power to control and change the profession. Robot Dude has his focus on all the wrong targets and his battles have all ready been lost years ago. Focus on the now not on what the past gave us :)
@DWiley is a good appraiser. I have not doubt. But when a GSE has the same property in their portfolio that they are selling to investors and that same property

has several GLAs on it, it creates a little problem or could.

I am not saying a GSE is not doing to further and protect their position on appraisal waivers, and all the other crap going on.

What I am saying is some people who do PAREA will be upset for doing it in the first place.
 
They will get negative feedback from many who do PAREA. Somebody will. I assume AI will be one that will. And many I guess will.
 
SO end game is the future may very well hold two classes of appraisers. The PAREA working as management in AMCs and Govt Agencies and "fee appraisers" doing the low paid dirty work and out measuring homes and driving freeways for hours while oredr flow will be controlled by the Large AMCs
who will be managed by PAREA types of newer managers.
But who is going to be working for that low fee doing the dirty work? Are you going to let the Uber driver or illegal alien into your place for your next refi or purchase? No license, no insurance = get off my property.

Millennials and gen Z have no problem walking off the job and making a tick tock video of how the employer is not paying and disrespecting them. We dinosaurs are the ones working for scraps....we're having a hard time "letting go" and moving on as we've invested soooo much time into becoming an appraiser and retaining our licenses.

I think it's going to be more like self checkout at the grocery store. Home owners will take pictures of their own property and send it in via email and the AVM will let you know how much you'll obtain for your cash out refi.

No matter how fast or conveniently they try to obtain a loan or get a valuation, mortgage lending will not be any more profitable enbeu there is a fixed amount of people getting loans at any given time. People don't buy a house or refinance simply because it is faster to get a loan, and the high costs of refinancing and moving preclude that.

As I said, lenders would give their right arm to turn back the clock and wait a week fof an appraisal since they make 150 k a year vs now the loan officer is lucky to make 40k a year but they can get a fast waiver or hybrid valuation done . /

A house is not a grocery item, and its valuation affects markets and people's equity and savings. The stupid ideas about profiteering are running housing markets and sending prices skewed and harming everyone for what - save the day in closing or a few hundred $ in a valuation fee?

As I see it his appraisal-related comments have been 100% consistent over the years. He hasn't ever been biased in favor of SFR fee appraisers economic interests to the exclusion of all other considerations. Not even back when he was running his own fee shop by day and serving as ASB member on the side.

If you want to say he took sides against the fee appraisers when it came to arguing his employer's interests in the C&R matters at a couple of the states then that's a fair criticism. But IRL none of those outcomes hinged primarily on his participation. Those were legal arguments about the meaning and application of the C&R elements of D-F. They weren't related in any way to what is/isn't permissible under USPAP.

If you watched to his testimony in those recent hearings you'll see him dispute - via citing the data at Freddie - a couple of the allegations that have been making the rounds among these politicians. And yet, he still has a job there. Go figure.

The bigger question is how many loans were done without an appraisal 10-15 years ago? I don't know the number but I bet it was a lot!!

So what I am saying is this is nothing new! It will get worse when 'AI' gets fine tuned. BUT and there is always a But! If the economy takes a downturn and eventually will... Now what will they do?
