I figured out that on the Mercury Network, if a lender/client removes you from their Mercury Network panel, you are not informed, they just remove you and you are not notified, no problem with me there, BUT, if an appraiser wants to remove themselves from a lender/client Mercury Network, you get a message saying they (Lender/Client) are going to be informed that you are removing yourself from their panel AND they ask you for a reason why you are removing yourself. IMO it should work the same way for both parties, if they can remove you and you aren't informed they are removing you, then appraiser's should be able to also remove themselves without the Lender/Client being informed.
 
Good to know. I have one AMC that I want to stop contacting me. They solicit bids. I have real work to do and don't play the bid game.

I have talked to Mercury Network, the bottom feeders that CONSTANTLY send bids can not be taken off as they are sending bids and not actual orders.
 
So it is true that lenders are not required to provide notification to an appraiser for removal from a panel. Not the same for AMC's. Most states have regulations requiring AMC's to provide written notification of removal, along with the reason(s) for doing so. If you find you've been removed from an AMC panel without written notification, I'd check with your respective state to see if it was legal for them to do so.

Question: Would there be a strike against in some way (not sure) our Mercury Rating (if there is one-not sure) whereby we just delete the bottom-feeder Bid = email???
and/or NOT respond to the BID???
WHY I ask: I do Delete. Where my phone is blowing up with BIDS and I don't DO bids. annoying. Am I in trouble? ;)

No, you can just delete the bid and you will still get them, I wanted to just not get bids and was told that since it's a bid, you will still get them.

I am aware of this, although most AMC's just stop sending orders but keep an appraiser on their "list", however, if I was removed from an AMC list without being notified I would just move on with my life and not waste time or energy contacting TALCB, that's just not a hill I am going to die on. The only reason I talked to Mercy Network is that I noticed when I tried to remove myself from some of the appraisal panels on there, it shows you the message saying they are going to contact the lender to let them know, just seemed weird that it doesn't work both ways.
