Metals homes?

I noticed FHA and USDA don’t allow the purchase of “metal homes/barndominiums.” I recently had a thread on a house we are under contract for and the exterior siding is corrugated aluminum or metal. It seemed that was okay on the thread, but what defines a metal home? Is it the pole barns and steel frame they’re talking about?

Our appraisal is Thursday. This is a stick built home, not metal frame or anything like that, just with the metal siding. Just don’t want any surprises. It is finished on the inside with Sheetrock and everything like that.

I believe you are OK but FHA Guidelines are rather unclear except on the framing on new construction. I know we have done many with Aluminum Siding over the years and no issues as far as metal ? not sure but dont worry about it and don't make any comments to the appraiser-my bet is you are OK.

It’s 100% stick built, and it’s very obvious in the attic, they just replaced siding with the corrugated aluminum rather than vinyl or wood. It’s also common in the area (rural area). I won’t say anything and hope we will be fine. Lol

Yeah FHA-USDA as I read it is talking about Framing not siding as we have done many Aluminum Siding over the years with no issues.
 
There's quite a few US Steel houses in this area built in the 50's-ish. There seems to be no problem with FHA financing.

Steel wall studs, steel siding, aluminum panels for the roof, steel interior doors. They're easy to spot once you know how. Inside the walls are only about 2" thick and the interior doors are about 1.5" thick, maybe less. All about 1,000 sq.ft. +/-, sell for about the same as the other small, starter homes.

I'm guessing FHA, et.al. don't want to lend on pole construction, steel siding pole barns built as SFR. There's a few around here that are actually pretty nice but the only lenders are local banks, no F/F, etc.

quarter million dollar one - if asked to appraise either for FHA, I'd have to have a chat with the direct endorsement underwriter first...and if the agree, I want them to state so in writing.

So the house doesn’t resemble either, even closely. It’s a 1344 sq ft rectangular house. It looks like a ranch house that he took off the wood or vinyl siding and replaced that with corrugated aluminum/metal. I just wasn’t sure if the industrial look would cause an issue. It was built in the 80’s and is your regular wood frame house. The inside is like any other house. The ceilings are 9 foot ceilings. It doesn’t have a shop interior or anything like that. Hopefully it works out though
