Many Michigan Oil/Gas entrepreuners migrated to work Marcellus Shale... how much are mineral rights going for per acre now?

Based on frenzy I observed in Northern Michigan prior to holidays, valuing those mineral rights correlate w/irrational exuberance days of dot.coms... ;)
 
The amount of a mineral right should relate to the estimated reserves remaining beneath the property. Sales often are problematic in that there are 2 markets. The professional market for the mineral right and the landowner market...often ill informed as to the actual geology or production history, but cognizant of the sales in an area...with the various offers to lease, the royalty amount also impacts the value. A 20% royalty will draw a much higher unit value than the 12½% royalty
