Minimum closet size

THe house has 1,450 sf of living area ......

If I were a buyer .... I would want a home that has ADEQUATE storage space for clothes and linens ....

In the form I will mention at the very least that the home may suffer some long term marketability issues due to shortgage of closet space .....

all things being equal ..... with plenty of homes to choose from ...... a home with larger closets would be more appealing .......

I am leaning towards an adjustment that is based on judgement ...... where market data is not available ..... not a large adjustment, but an adjustment and an explanation in the functional adequacy column ....

newer homes have much more closet space ...... period ... this was built in 1980 ..... poor design ....
 
What would be the cost of adding closet space to make it similar to other homes in the neighborhood.

My estimated value is coming up about 20% below the current contract price ...... without any adjustments for closet size ....

...think I will just mention the size of the closets as a potential marketability issue .....

school district has about a 20% discount ... thats the real kicker hear for this purchase ......

are your comparables newer homes with "larger closets".....does subject have additional compensatory storage utility? comparing apples to pears ???

unless your data base includes confirmed "closet utility" market variance, one would suspect that the "20% contract v value" variance has nothing to do with "closets" but School District location. Either that, OR in your market they build some extremely unique, high quality, closets. (yikes) ..........just some thoughts.
 
I left it alone ... they are just small dang closets ......
 
I recently moved into a retirement complex apartment. 1 bedroom. The closet is 3' by 4.5. It certainly has limited my wardrobe, but it works. I've never heard of a minimum size but it would compare to the over-all storage of your comps.

Karl: I don't think there is a single closet in the world that would hold all of my wive's shoes. One wife's shoes? Maybe. Depends on which wife.

Sounds a bit of a pandora's box this one David ? I think your reasoning is valid but within the broad scope of a market place may technically be "im-measurable".

But as you say a modest experience adjustment may be viable.

Within our local market place here a 5' x 2' (600mm x 1500mm) would be a satisfactory albeit small size.

The other side of the coin is the wardrobe fit-out. Are your's well fitted out ? ie Mirror sliding doors, multiple shelves, underwear draws and a shoe shelf etc etc ?

If the internal fit out is good you may want to consider not adjusting at all.
 
Built-in wardrobe with drawers and the like are almost non-existent around here ..... you might find a few in some 1950's houses ..... in downtown Gainesville, FL ..... but it would be a total fluke at that ....

.... my house had 4 bedrooms, each bedroom had a 2 by 5 closet with a pole to hang your clothes on ... that was it .... no other closets of any kind in the house ......

truly a work of ugly/bad

Nope. They used a shifarobe.
Or they slept in them.
