MLS and RealQuest, etc.(Database Subscriptions) monthly cost.

As of January 1, RealQuest dropped their price to an unlimited state wide $165.00 which included, flood maps, ariel photos, all property data, comparable search and foreclosure data.

My MLS has an annual membership fee of $570 and a monthly $45 which includes lock box key rental. Membership includes as service called Reallist. It give us data for 7 counties along the front range. Has some very neat stuff including aerial photos, satelite photos, google earth, public records, and flood maps. Just now learning how to use it all. Unbelievable tool for finding sales that did not go through MLS.

Does Realquest have quality ratings for view properties??
Lake View = Good, Lake View = Average??

They give you site specs like Waterfront, Golfcourse, etc, but no ratings...

RealQuest provides the same data, but allows for a more customized search and download of data for import into your forms software. If you are doing at least 20+ reports a month, RealQuest can be worth it if you are in one of the areas where it has good data. It can be the difference between completing one report a day and two reports a day.

Now if you only have one report to do, the extra speed allowed by RealQuest is just money out of your pocket.
 
Can you share the service with other appraisers? When I first contacted NDC, they said they encourage appraisers to split the fee and share since in many instances NDC makes their money from the cost of appraisers buying extra pass codes.
 
That was a big deal on my board. If there was three appraisers in an office they wanted all three to have memberships and pay full fees.
 
Make sure realquest works in your area....in mine it only gets an address and if you're lucky a parcel id.

Useless.
