I couldn't agree more

Like Appraiser's are any better?? That's why we have to have ours within every 2 years (USPAP) & pay 10 15 times the class cost, guess we still can't seem to grasp it & we only get a very small piece of the RE income & SOME Appraisers are worse than any of the big income player's!! go figure.

Check with your State Organization. In Florida there is a level of membership known as a "Thompson Broker" in reference to Thompson vs some local board. The settlement allows a foreign broker / appraiser access to the board on a per item basis if listing, or the regular monthly fee for access to MLS in general. You have no membership rights to MLS or the Board, just access to the data, and listing for a fee. I only pay the quarterly assessment, not the yearly (outrageous) fee, and new Thompson "brokers" do not have to abide by the general rules regarding training etc. You are treated like you have the plague, but the data is available at a reasonable rate.

Here it is straight from Orlando Regional Realtors Assoc:

This option does not include Public Records data;​
[FONT=Arial,Bold]you will only have access to the active listing inventory database[/FONT]. [FONT=Arial,Italic]Sold, Withdrawn, Pending and Expired data is not available to Thompson Broker Membership. [/FONT]

[FONT=Arial,Italic][/FONT]Cost is $440.00 per licensee annual or $232.00 Semiannual.


What's the point if you don't have access to the Sold, Pending, Expired and Withdrawn listings???? :shrug:

You also pay a $125 application fee.

Exactly! If all you want is current listings, those are freely available from most broker web sites and newspaper sites. Anyone can search the Triangle MLS for current listings on my web site free of charge. That hardly gives what one needs to do an appraisal.
