MLS photo discussion

MLS photos like MLS descriptions are prepared by Realtards. Need I say anything more?

Lazy. Does your partner bother to get out of the car to shot his comp pics or can we find his sideview mirror in all of them.

That is insane. Why would that matter? I can hear you(or someone just like you) saying that he didn't take the pictures at all.

The only defense he would have? His side view mirror.

I dunno why Dennis, but you are on my $hit list today.

Wait, I do know why. It's that arrogance dripping off of you.

What happened to you Dennis? This isn't like you... or else I have just started to really pay attention.

Tell your partner this:
We had a Settlement Conference a few months back with two appraisers who decided to download MLS images rather than take their own pics.
In short...they downloaded the WRONG images. They confused a $450,000 house for a $130,000 house. They were side-by-side. Stupid. Their defense; it's the MLS photographer's fault.
Nope. Wrong answer. It's YOUR fault. Always. The MLS photographer didn't sign the report and we don't license him anyway.
So...the lesson here, as I tell my licensees...I don't care if you download the image or not. But don't screw up. Don't hand us that crud about "the MLS image best represents the subject at the time of sale." Actually, it best represents a property that the MLS photographer THOUGHT was the right property...shortly after it was listed...but seeing as how this stuff isn't selling in days anymore...more like 8 to 12 months or more...it really doesn't represent anything approaching a sale date. They don't send them out twice around here.
That's what happened in Illinois. I have three other cases pending...just like it.

Quite often the MLS write up or remarks section doesn't tell the true story of a property's condition or quality of construction, however the interior and or exterior photo's might. I think it's important to weigh all of the information before rendering your opinion.

My partner feels we shouldn't check the MLS photos, that's not required, and not part of our job.

Yea well WTF planet did your partner wake up on? Move on and get out. Put the time and effort into finding a solid partner.

There are too many people to quote on here....where do I start?

I feel that if there are photos, that we should check them for accuracy, condition, and the undisclosed.
I completely agree with you, as any ethical appraiser would.
My partner feels we shouldn't check the MLS photos, that's not required, and not part of our job.

I think your partner is an idiot and should find a new job if he is too lazy to look at pictures for 45 seconds. The information is there, he is obligated to look at it. How long does it take.....maybe idiot is too nice.

due diligence

no-brainer

reliable indicators of condition, quality
Your partner is wrong, very wrong.

disservice to morons

Not looking at them is a half -A$$ed approach. "That's not required and not part of our job" approach is just plain stupid.
Yea well WTF planet did your partner wake up on?

The best one is this:
your partner is gonna put you out of business with an attitude like that.

I include MLS interior pictures in my residential reports...almost every single one of them. If your partner worked for/with me he would be unemployed/gone. Moron and idiot is insulting to the morons and idiots of the world. He/she is a disgrace to the profession. I think you should print this thread out for him/her.

"I include MLS interior pictures in my residential reports...almost every single one of them"

Very very nice idea! Older people, yet slow and dangerous behind the wheel,
still serve a purpose in life. This idea has just been added to my arsenal.
1 vote for Mr. Evans!

I am a little confused....I don't want to be an old person, and not sure I want to be part of an arsenal......

You should not to be confused, you know it. You are not an old person in any fashion. It is all perception and you live it. I will argue that you are well seasoned. You kick buttox daily and create season the way you do. You are you, always.
