MLS photo discussion

I had an argument with a Skippy turned fraud flipper about the same subject. The preppy little jerk already had the place listed sky high, and then raised the price in the contract so he could pay closing costs for the borrower. He was going off about how an older home I used as a comp should have been straight line age adjusted up by $XXXX, while I said the effective age was much lower and if he looked at the interior MLS photos he could see the updating on the comp. "You put interior photos of the comps in your report?" No idiot LOOK at the interior photos in the MLS listing. "Oh I never pay an attention to those". I'm sure you don't skip.

Flipper has gone inactive so he can tell buyers how much his repos with new wallpaper are worth and not run afoul of the State. I'm sure the State will just give him back his license when he is done screwing over homebuyers and wants to wear his appraiser’s hat again.
 
Lazy. Does your partner bother to get out of the car to shot his comp pics or can we find his sideview mirror in all of them.

I guess the house and neighborhood changes when we get out of the car to take the pic.

We have to be us, always. Ultimately, for our A style industry. It takes a slew of understanding by the masses willing to put the time and effort in. It is in process as we speak.

Only the fearful would ever define themselves via others.
 
My partner and I have a disagreement about MLS comp photos. A lot of the time the MLS is not completed correctly, or has an extreme lack of information as far as condition and amenities, i.e. fireplaces, patios, decks, pools, flooring, etc. I feel that if there are photos, that we should check them for accuracy, condition, and the undisclosed. There have been many times where the MLS listing does not list much at all. I would check the agent's photos of that comparable, and low and behold there's patio's, deck's, a pool, two fireplaces opposed to just the one disclose, etc.
My partner feels we shouldn't check the MLS photos, that's not required, and not part of our job.
I feel that it is part of our job as far as research and analysis of comparable sales, am I out of line? :shrug:

Your job is to "verify."

Not only should you check the photos, but you should be calling up the realtors and owners:

"Hello, Mr. Real Estat Agent, my name is Bob--I'm an appraiser. I wanted to know if that property on Elm St really had two fireplaces. The tax record and previous listings indicate that it has only 1. Ahh, they installed another? Thank you."

Hey! I generally let my car come to a complete stop before snapping the photo through the window. Especially when it's raining.
 
I always check the MLS photos, you may find the realtor indicated a covered patio and it is realy a detached carport. Also, when viewing interior photos you can determine if you need to make a condition adjustment.

So what do you do when the owner is outside doing yardwork. I drive by a slowly lift the camera up and take a quick shot when they are not looking. Sometimes the mirror is a product of my subterfuge. I used to get out and explain that I want to take a picture of their house. I had one angry guy tell me that he did not want me to take his picture. He was going to call the cops and blah blah blah. Now it is easier to snap the photo mirror and all.
