As you say, appraising for tax purposes does go by some slightly different rules. In this case, it's the issue of properly identifying the home. In this jurisdiction, should the need ever arise to foreclose on a mobile home for delinquent taxes, the whole process can get complicated, if not totally derailed, if we come to find out that the home in question is NOT the Fleetwood, Clayton, Kabco, etc that appears on the tax record. (This concerns manufactured homes being taxed separately from the land they occupy. As you know in many, if not most, states mobile homes are considered personal property instead of real estate.)
