Modular Home Appraisal

Depending upon the quality of the modular and quality of the manufactured they could be compared. It may be rare to see this but sometimes necessary.
It sounds as if the Appraiser may lack the competency to be doing this particular assignment.
A side note, find out how much the Appraiser actually received of the 900. Let us know.....
 
if i'm looking at the correct place, the VA appraisal fee in Texas is $475.
 
View attachment 34219 the fees i found were $500-$700 for SFR and $550-$750 for modular, all based on location, however those go into effect tomorrow .i am not aware of the VA ever using an AMC so perhaps the lender is increasing the fee.

Add in the AMC fee and $900 may be what a borrower pays
 
I don't know Texas but in NY modular is appraised same as any one family. Every one I have been in has a basement and in most cases the tax records do not show it as modular. Most times only the original homeowner would know for sure. Manufactured housing is a totally different home and a different appraisal type. They do not have a permanent foundation and are listed as single wide, double wide or triple wide. The appraiser should have known the difference. You need to get your money back and find a competent appraiser.
 
So if this is a VA Appraisal then the OP must be a Veteran and there are some things he can do to try and fix this issue.
 
I believe they do Tres, but not sure. Sounds like the OP is certain abt the fee.

I would like to see an exterior photo for POV.
 
I'm an appraiser who also builds modular houses. They are built to state building codes and should be comped to stick built. I am preparing to erect one on Long Island, when completed it should appraise for well over $1 million
