Monolithic Dome House (Round House)

Having access to the overhead imagery and measuring tools comes in handy, too.
 
Looking for suggestions on how to approach appraising this 2-Story Monolithic Dome House.

As others have noted, it's best to compare this to other atypical homes. In my market, and in plenty of the other markets from what I've heard and read, dome homes and berm (earth sheltered) homes have a notably different price level than "conventional" homes given homes of similar square footage.
 
I keep an "odd ball" folder in my MLS's Cart utility. Whenever I happen to run across a dome, geo, straw bale, earth berm, PISE, log, or "just plain weird" property I pop it into the cart. I used to have a desktop folder but that's a hassle compared to the cart thing.
 
A-frames, H-frames, Log homes, earth homes, geodesic homes are some other style homes to consider for comparison. The new barndominium style also.

I've had some weird properties, but have yet to have a dome house. The advice posted is excellent and reminds me of a McKissock CE course "appraising the oddball". I recall several assignments I've had which were strange looking A-frames, Log Cabins and Luxury Trouses and all were strange enough to be "comparable" IMO. There is no pretty way to put any off those properties into a report that fits in a form.
 
In some ways these are easier to appraise. Just driving all around just getting comp pix is a plain. Plus the side Benny is this drives the Phone-Monkeys Crazy.

I took that Mckissock odd-ball course - Pretty Good! well worth the money.

The only thing that worries me about these are the Owners! Who thinks like that?
 
The purple one always gave me bad feelings.
