If a small shop is performing desktop appraisals in a USPAP compliant manner, it is clearly an appraisal and there is no reason to defend or extol the practice. The vigorous and emotional defense of the comp check signals there must some element of guilt that accompanies it.

It could be a reaction to the wrath projected upon those with the skills and initiative to present compliant appraisal services to clients they deem worthy.
 
Wrath? I’ve only observed deserved criticism of a practice that takes business away from those who recognize a respectable industry code of conduct. I suppose there is the real possibility of wrath if any of those who are offended send their associates over to visit me on a leg breaking mission. Cozying up with the B & C characters in the underworld may have expanded their network of friends.

Why do I get the impression you have a problem comprehending the difference between "comp checks" and legitimate, USPAP compliant desk top appraisals? :mellow:
 
The comprehension problem is entirely yours because I’ve never stated they are the same thing.

DO NOT attack someone because they ask a question! That is the purpose of this forum, to help each other and to learn. NO ONE was born an appraiser, everyone LEARNED to be an appraiser. The fact that someone is asking a question means they WANT to learn. If you can't answer a question without being sarcastic, or without making disparaging remarks to the person who asked the question, then DO NOT ANSWER.
There IS a difference between what is wanted when someone wants a 'comp check' and what a real USPAP compliant 'desktop appraisal' is. I think most real appraisers do know that. I KNOW that Denis DeSaix knows it. The problem is that the vast majority of 'appraisers' that are doing 'comp checks' are NOT doing anything USPAP complaint!

I think it should be pointed out that one member here on the other side of the issue chose to cease debating a few days ago after leveling personal accusations. Perhaps he’s busy lecturing the Appraisal Foundation on his new desktop product. More than likely the bright lights caused him to seek out a nearby crevice.
 
Everything is a URAR or the highway for you? Fine. In fact, why not hold out for nothing but full narratives (demonstration quality and detail, of course)?
 
What an interesting little coalition we have beating the drum so loudly for comp checks. Imagine the consequences if they should ever establish a business relationship. Open minded fee shops + loan officers = goodbye disinterested third parties. Of course we know that never happens.
