World Wide Wayne I’d happily debate you if you would only provide your name or your even your favorite appraiser’s name.
 
Have to agree with Steve. In all my time doing this, I can count on one hand the number of MB's/LO's that have settled for just the data. They want the number and that falls under being an appraisal. If they only requested the data or settled for the data if I offer it (after educating them), I don't have a problem with it.

The term "comp check" used by MB/LO's means (majority of the time) they want a number (most of the time guaranteed number) before they order an appraisal.

Well "world wide wayne" welcome to the AF. And I will tell you it's illegal! It is against the rules and regulations of the MLS that I subscribe to in my market to provide ANY information outside the Scope of an Appraisal Assignment! In fact, there's a $5,000 fine per incident - so duhhhhhhh - I send you 20 sales - times $5,000 = ???? I think you should be smart enough to figure that one out!

Now on top of that, I agree with the others - SHOW your name, favorite appraisers' names and I'll be more than happy to get down into the trenches with you. I think I might have already on the BO.

To paraphrase one of our former Presidents, it's all in how you define celebrity. He came and visited AF after Pam posted on the brokeroutpost site the recent Ohio AG article.
 
obviously why I continously call for Rescinding AO-19 ............ only Ethical Appraisers "get it"...........the rest of the world responds like the post above. The "non-filtered" requirement evidently is way over the head of anyone with half a brain. Cut the B.S. .......revoke AO-19.
 
The "Comp Check Appraisal"

I have devised a way to do legal comp checks (for a value) iaw USPAP relatively quickly. They are called "Comp Check Appraisals". I have worked with the system for eighteen months. It reduces Lender pressure to nearly zero. It increases customer loyalty and respect. There is a learning curve. I have had two highly credible USPAP instructors look it over and are satisfied it meets the standards of USPAP. I am a member of NAIFA (candidate). I have published an article on this subject in "The Communicator" and on the NAIFA Web Site. I am a Certified Residential Appraiser with 20 years experience and over 35 years total in the RE business. I believe in open source thinking and am willing to share all my documents (contracts, certification etc.) and experience using this system. It works and works well. I'm turning about 70-80% into full 1004's. The remaining percentage is well made up in referral business. Matt Gloege, OR CR00353
