If you have $20,000 in past due receivables. It is not receivables, it is a charge off. How, in the world did you get this many past due accounts?

Who does your taxes? We can't charge those off. An appraiser can take el zippo for anything tax wise as a bad debt for unpaid appraisal fees. Maybe you meant that differently than I am thinking.

I just don’t believe comp checks are the problem. In this forum, it is implied that appraisers are pushing values to "get the assignment", but in most cases, I don’t believe that is the case. Why the crusade against comp checks? I mean, once we agree THEY ARE APPRAISALS and treat them accordingly, who cares who does them and who turns them down?

Gosh you're right! ... But then once we agree that something on the order of 90% of those appraisers that are probably doing them are also probably doing them in complete noncompliance with USPAP.... we suddenly have something to care about.

So we agree, they are just real estate appraisals.

Finally!:clapping: and yes, I believe most comp checks done by most appraisers are thrown in the trash if they "dont pan out", but I cant worry about them, just what I'm doing.

It's not "finally." I always did understand they are real estate appraisals. That was never the point or the issue as far as trying to argue that they are something else. The fact they are appraisals is what makes the entire argument in the first place.

I see it in these terms. You can't claim to be a virgin if you sleep around. You are only a prostitute if you charge for things that are illegal. If your peers don't agree with sleeping around, then you must be a *****. MHO, YMMV. Nothing personal. Carry on.
