Most Typical Reason For Being Late On An Appraisal?

I wonder what the most typical reason is for being late on completing an appraisal assignment. I realize there can be many reasons. Just like many people are late for work in general for many different reasons. Sometimes they don't show up at all for work.
 
atypical properties, SOW that is more intense than typical, issues with scheduling the appointment
 
I'm never late because I generally refuse to give a deadline. If they demand one, I pass. In the bust days, I did take three or four months to do one because the borrower refused to meet with us. Finally, the bank filed lis pendens and he relented by providing a completely bogus "sales contract" saying it was "sold" for $850,000 and the monthly rents were $3,400... In fact, it was a barn in a rural area used to repair trailers and appraised for less than $250,000. The bank took it back.
 
Availability of borrowers

Complexity of assignment requiring further research

Delay due to unavailability or unresponsiveness of confirmation source

Incomplete or inaccurate information given to appraiser

Illness

Unrealistic expectations.

Refinance transactions...home owner doesn't call back or can't schedule the appraisal inspection in a timely manner.

Data verification is about the only reason I'm ever late (and I absolutely hate being late with anything). It's usually on an oddball, where there's a lack of alternative comps and you have one comp that works but you're missing a piece of info.
