Most Typical Reason For Being Late On An Appraisal?

Most Typical Reason For Being Late? Accepting an assignment from a lowly AMC on a slow day and then getting covered up the next day with work from more worthy clients. Some clients are far more important than others no matter how loudly their phone monkey scream. FIFO is not my policy for those types.

AMC sends order with a due date much earlier than what was agreed to(a couple of AMC's do this). Borrower wanting to wait to do walk through after the initial AMC set due date. Or, busy and correctly completing one job pushed the next further into the future (mostly on narratives).

"Just because I said I was 5 days behind yesterday when I talked (e-mailed) you does not mean on tomorrow will not be 3 weeks out.

I tried to attach a picture but it was too large...

If I have a late report, it is usually attributed to agents not returning calls to verify data or (as I sometimes claim with a vendor rep that has told me of his love of cats) that I couldn't get the cat off of my keyboard.

i am an artists, i can't be rushed. however, i'm never late. if i am sometimes it was owner's choice, not mine.
i also have a great distaste for clients who want you to call the owner within 24 hours of getting order. i don't have any like that cause, "i am an artist, i can't be rushed".

We have had somewhere around 30 to 40 inches of rain this year. I feel like I'm in a rain forest. I don't like lightning and thunder and wind and tornados and....acts of God sometimes. They scare the crap out of me.

I do have car trouble every now and then too. Well, I'm keeping 4 cars going between me and my wife and children. Family comes first sometimes. I finally got one child taking care of his own but 2 more to go.

I've had help though on the cars, but I work on them too quite a bit.

Mostly it's trying to figure out my schedule 8 weeks in advance. Its almost impossible with the volume of work right now to accurately quote due dates for 60 to 80 reports 8 weeks in advance, so I miss my fair share of due dates.

I am never late with the report.
If the owner won't make an appointment in a timely manner, the due date must be adjusted.
It's not me that's late.

I am almost never late for an appointment either.
The trick is to leave half an hour or an hour ahead of what you expect you need for driving time.
If I arrive early as expected, I shoot comps first. :peace:

Are you a real estate agent? Just curious?
