FWIW, if you are financing this property, the lender will require that the legal status of the property be verified for their own purposes, via a Certificate of Occupancy or equivalent. It's always better to verify for your own purposes prior to that so you'll know what type of loan you'll need to get.

i would have L&I actually inspect it. you might be surprised at all the violation that will suddenly be there, if they have't physically inspected it for a while, there will be. they expect the owner to stay on top of updated revisions to their code. i see this all the time where the building is sold by not really up to code. could cost a bundle, especially if updated fire alarm systems, sprinklers maybe, etc. are needed. different codes for different unit numbers.
