Multiple bathrooms, how to show as a number?

Fannie just changed it's reporting for its REO reports.
2 full one powder room -- not 2.5 -- now 2.1
So (guessing) 2 full + two powder rooms = 2.2
Fannie apparently never heard of a 3/4 bath

LOL!!!! Again, little problem.... What's a "Full?" ..... What is a toilet only? What are two separate dressing rooms that each have a sink, but each shares a third room that has a shower and tub in it?

Our local MLS specifically demands the "Number of" half baths be indicated... as in your "2.1" instead of "2.5" with the later meaning 5 half baths.... a substantial percentage of the local real estate agents can't get it through their fat heads to read the header for the half baths correctly and what it means.... so most of them place a point "5" when they have one half bath only.....
 
For many years, I posted bath counts as 2.5 for 2 full, one half bath. When I started running into houses with 2 or 3 half baths, etc, I changed my method. Now I post all baths as 3/3 (3 full, 3 half). I think it's less confusing with the slash, as comparing to using the point. (3/3 as compared to 3.3). I think the 3.3 is confusing, of course you've gotta explain either way. I did one where the count was 5/4. Why you'd need 9 bathrooms I have no idea - unless you've got a family of spastic colons!
 
'Show' on the form. The bath section will only recognize numbers (ie 3.5 or 3.1 but not 3.1.1). I know there is no standard, multiple half baths in a SFR are not common in my market, I just wanted to see how other 'human' appraisers approach these amenities and fit in a form section that could be understood with the proper explanation or not.

It's lunch time Ducky and bbq duck sound real tasty about now. We used to do a pulled bbq duck on cornmeal mini pancakes back at an old restaurant I worked at down south years ago.

Many of the appraisal software vendors have "auto adjustments" and inputting 3.1.1 just messes them all up if one likes to use them. And I know, about the only time this turns into a major issue is Adult Foster Care situations and very large houses. Just explain what you do and do what you say. Oh, and there is this chinese place I like their duck.. ;)

One can measure the value difference between a "full bath" and a "3/4 bath?"

If one differentiates in the bathroom count between a bath with a shower and a bath with a shower/tub, does one differentiate in the bathroom count between a bath with a combined tub/shower and a bath with seperate tub and shower? Afterall, larger space requirement and double the plumbing in the latter compared to the former.

One should not get lost in the minutiae. JMNSHO
 
A residence with 3 Full baths and 2 half-baths is shown as 3F2H.

There is no such thing as a half bath. If one can do everything one needs to do to get ready for work in that room, it is a full bath. Now, an individual may prefer a separate shower over a shower/bath but that is a matter of personal preference and not readily measurable in the market - at least not in MY market!

Apart from that issue it's pretty obvious what it means at least. I agree 3/4 = full, or is as good as anyway. It's not often I see multiple half baths. When I do I figure 0.5 + 0.5 = 1, then mention it in the addendum. :fiddle:

Agreed. The concept of a 3/4 bath is somewhat outmoded. I see many homes built these days with no tub in the main bath. Personally, thats fine with me, as I have not taken a bath in probably 20 years. Fortunately, I shower twice a day..........
 
I use 3-2 when there are more than one halh baths. When there are one, 3-1 or 3.5
