BTW, why don't you wow them and include the spreadsheet chart you created to determine what the market was doing? That usually shuts them up.

The lender, who would have taken this appraisal written on the back of a napkin two years ago, now wants proof beyond any shadow of a doubt, that this property is worth all of $165,000.

How do you know this? Just wondering. Were some of your prior appraisals the "napkin" variety?

Where have you been the past 3 years when all you had to do was fog up a mirror and you would be approved for a loan? Just wondering..

Several years ago I was doing a farm and the only farm sales were on the courthouse steps. I had a lender tell me he wanted me to use "market" comps.........HA...the "market" was the courthouse steps.

Now that you have, are there other sales that might be comparable? it is something to consider. What really is the Market, is it "arms-length" transactions or is it the entire market including those sales that drive the market?

Actually, I have one sales comp that is a person (individual) transaction and three that are REO (institutional) so I would say that ratio is a fair representation of that particular market. My response will be sure to include your reasoning regarding REO and short sales being legitimate comps. Thanks, Chuck
