My Loan Officer told me to.

how gauche. it even has wires to it and a rotary dial....

....but the Cert. Residential CHIEF appraiser of the bank, sitting 300 miles East of me ...

What's a rotary dial?????? Don't they sell those in antique stores now as knick knacks?

What's a Certified RESIDENTIAL doing as a CHIEF appraiser?

By the way... I did go out back and scream. Felt loads better. The neighbors looked at me funny so I'll probably try the meditating next though.

If I get one more phone call from a homeowner telling me his loan officer/broker/bank guy told him to call an appraiser because we can tell him the value of his property, for free, without seeing the property or doing an appraisal I'm going to scream!!!!!!!!!
If I get one more phone call from a homeowner telling me his loan officer/broker/bank guy told him the appraiser will 'discount' the appraisal fee because the appraiser did the house two years ago I'm going to scream!!!!!!!!!

The public has been taught and tamed. The lending industry can make the public believe anything they want because the Real Estate Appraiser is forbidden to have any true, conciously (positive), motivated, contact with the public. The public has been misled, in general, how they should act towards the Real Estate Appraiser. The public is fair game to the lending industry; which makes the crisis even sadder. The public is being used and abused more than the Real Estate Appraiser. Flawed processes create an unfavored perspective while the Real Estate Appraiser attempts to earn public trust. The entire idealism in USPAP is brainwashing and counterproductive, all at the same time.
