My prediction on 3.6

just like in 2006...you can't analyze mortgage fraud...just like you can't appraisal waiver fraud...adjust that :rof:
 
Imo, make an additional cert, rather than change the #16 cert. The additional cert is made to address AI use specifically.

The above - an appraiser looking over another person's work or an appraiser looking over the work from a computer or AI, and then forming an opinion that it looks "reasonable" is a far lower bar than the appraiser developing the work themselves.

The appraiser can develop the work using AI as an assistant, but that is different than letting AI do the work itself.

AI is different than using a spreadsheet or calculator - those are just tools or programs that do math. The calculator is not picking the comps, making the adjustments, and writing the narrative (all of which AI can do, even if it does it badly).
The use of AI is a separate issue from the UAD or GSE requirements. I realize you know this but it seems like some people are conflating them.

My problem with appraisers using tech is if the tech is doing something the appraiser's cannot do and doesn't understand. I don't agree with the idea of "trust the tech because its tech".

I don't see that happening with how we would use AI in our work. An AI can basically crowdsource some and perhaps most aspects of the research but it's nothing the appraiser can't replicate or verify during their deliberations. My guess is that is what's happening with the paralegals and coders. Similar process as the humans, but a lot faster and without any of the HR hassles.

IMO there is almost no mode of appraisal research or analysis or reporting that can't be abused by the user, whether with or without intent. I don't think "can be abused" is a good enough justification for users to bypass their usage of it.

Everything is going to AI...do some of the training modules on startups offering software to appraisers and its is obvious. Its pretty cool stuff.

Alamode will cease to exist as they missed the AI train. Aint no body clicking and filling out the new 3.6 for hours when these AI firms can do it automatically for us...too time consuming. Alamode openly admits AI is on the back burner for them.

The crappiest appraisers will excel because they will just fly through the new form and AI integration in about an hour per form/report. Appraiser mills will pop up everywhere because the new 3.6 is a shadow of the former valuation practices we have all used in the past. Its a terrible product but no one cares.

Its taken me a minute to wrap my mind around and investigate the work flows, but this is it for sure.

AlaMode will simply buy one of the wiz kid AI 3.6 start ups with their CoreLogic money.

I tried Aivre. It is not that great. For $3000 a year, they can K.M.A..

Why not give AVA an appraisal license after she passes PAREA and let her sign the reports that she auto-populates?

Residential solar in the US is actively cratering after President Trump's One Big Beautiful Bill resulted in the sunsetting of a key tax credit for homeowners last year - which will result in a prolonged slump in installations, according to Bloomberg New Energy Finance (BNEF).

The market is not expected to recover to the record levels of 2023 anytime in the next decade...

adjustments come on man... how much are solar panels worth on homes for sale with them, especially in California :ROFLMAO:
Some foreign nations are requiring all new construction be solar powered to some degree.

Once again, the problem is the data that AI is picking up and analyzing vs the most similar and competing properties with the subject property. In a very heterogeneous market, AI doesn't know where to go for the most similar and competing properties to analyze.

In other words, it will have trash in the data it analyzes based on the subject.
