...One thing we have going for us is that residential is a highly emotional buying decision...it does not lend itself well to computer models.

I agree with that. Market value portrays socio-economic behavior. Taking the emotional (behavior) out of the equation would simply be horrific (numbers running human behavior).

Sincerely,

...AVM's need commander DATA's emotion chip. And it better not be a fake chip.

It would have to be planted into the human body of the population and then transmit emotional signals to the AVM. I supposed that would be a portion of their reconciliation.

They would somehow have to find a way around privacy laws, I assume.

*thinking out loud*

Sincerely,

...have you ever used psychographic information for your appraisals?

Market Value is based on socio-economic behavior. Behavior Information still has to be analyzed, economically; then reconciled. Maybe the ledning industry will create their own Appraiser Droid (CP3O).

I think psychology (social technology) can be misused equally as physical technology.

Independent Real Estate Appraisers are supposed to be the expert analyst and the one whom properly studies the complexity. Sales people misusing information as stated, was/is/and will be horrific; especially being the 'lights' and 'smooth talkers' who sell for their slave owners.

I think Realtors are encouraged to be more than what they truly are. There must be logic and reasoning in economics. What good is all that information if the appropriate professional is being degraded by sales people who have historical enslaved the Appraiser and relentlessly exploited the general public.

I think the NAR is very confused about who they are and need psychological help. They are economic agents whom need to be analyzed, as well.

Sincerely,
