When you have few comps to work with, sometimes you have no choice but to use FSBO if close proximity and/or similar to subject. Use it like a 4th comp and make comment on the uncertainties.Zillow, Redfin et al use data we cannot rely on. PERIOD. They will take Realtor and HO data and accept it as real.
MLS Data on the other hand is data collected by a State Licensed Realtor that has some education and some license and ethics to be held to a higher standard.
I would never enter a FSBO, with no "Real" data into a report as a Comp. Too much is missing: concessions, motivation, condition, DOM, etc.
