To get maximum exposure and buyers, needs to go thru MLS. Don't let a listing agent fool you in keeping the listing inhouse.
Not every agent belongs to MLS. FSBOs also appear in Zillow, etc and maybe local sources such as Craigslist
 
That you consider yourself to be "king" appraiser. I have to seriously question your assessment of what good is.
You haven't figured out what Nando thinks is good. Let me help you, value work=good appraisal.
 
Zillow, Redfin et al use data we cannot rely on. PERIOD. They will take Realtor and HO data and accept it as real.
MLS Data on the other hand is data collected by a State Licensed Realtor that has some education and some license and ethics to be held to a higher standard.
I would never enter a FSBO, with no "Real" data into a report as a Comp. Too much is missing: concessions, motivation, condition, DOM, etc.

When you have few comps to work with, sometimes you have no choice but to use FSBO if close proximity and/or similar to subject. Use it like a 4th comp and make comment on the uncertainties.
As for data from the internet, I check all sources as mentioned above and more and then discern what are most reliable or likely figures. That's what makes a good real appraiser.
And practice from truth and misinformation in current political environment.

I don't guess. I look at all the information and decides which is most likely true figures for subject.
You wouldn't know because you would have to think. USPAP can't help you on that.
