Nc To Use VA Fees For C&R

The NCAB has NOT adopted the VA rate or accepted their fee survey. This is now a lie that will continue to grow. Once it gets on here it only grows.
Glad to see that someone else has researched the issue and posted the truth. Hopefully, Rex and some of the others pedaling false hope won't trash you too badly for posting the truth.

It's a tricky topic. All that has been determined so far is that IF an AMC pays the VA fee, then they will be considered to be in compliance with the law. Now how you can say that "paying the $500 VA is 1 way of showing compliance" while at the same time saying that "we paid $250 to this appraiser because he accepted the order is another way of showing compliance" doesn't make much sense to me. There is a lot that will be happening in the coming months at the NCAB to make the law more clear.

The banks and the AMC's are more organized and have a lot more money than appraisers do. That usually wins out in politics. Appraiser's still choose to not get more involved in their profession. All they want to do is sit in their spare bedroom office and hope things get better.

The problem is we no longer have a free market in appraising anymore. 10 years ago if a client didn't pay a reasonable fee, you walked down the street, knocked on a mtg office door and got a new client. The AMC's and banks are nationwide and they control everything. Lose a client today and there is no replacing them. Which is another reason why I have argued that there is far more pressure today than ever to get value and make loans. They gave the appearance of removing pressure (hotline #'s, nicely worded engagement letter stating so, etc), but it's had the opposite effect. "Kill" too many deals for a large national AMC and you'll be out of work and broke, with little hope of coming back.
