I've been using First American's Realquest as one of my data source, but Im thinking of switching to NDCdata since they are cheaper and do not charge extra per county. Does anybody in this forum use NDCData and/or Realquest and what are your experience with each?

Thanks

I have used both in Florida. Realquest is better at finding sales that might be comparable, IMHO. NDCdata is a solid source of information too. I always enjoyed the link to yahoo maps in NDCdata; a big help in giving a price quote for the job. Both programs easily export data for import into forms software, but the Excel format of the file from Realquest is easier to use in making adjustment calculations. MLS can provide a similar file, so it is a redundant capability. NDCdata has fewer quirks in the way the data is presented, parcel id number being the most glaring example.

My Realquest subscription was $200 for the whole state of Florida (reports individually priced with me agreeing to buy a minimum of $200 worth is the reality of the pricing.) NDCdata was $125 for the whole state of Florida. I think both provide a reasonable value for the price being charged. With IRIS/IMAPP supplied by the Mid-Florida Regional MLS, county web sites and MLS, I finally concluded neither were necessary in slow times like these. If I were going to add one back, it would be NDCdata.

Thank you for the reply, it is because of the slow time that I'm looking for the most cost effective data solution. In my opinion NDCdata data is better presented and I like the map feature but Realquest comes with a subcription to ISC/NET (FARES)included which I have been using for my GLA. How accurate is the GLA shown in NDCdata, is it reliable?

I found it as reliable as one could expect for GLA.

In Broward County, the tax records often only have the property assessors "guestimate" of the front footage. However, the plat maps on Realquest and Realist (both part of FARES) have the acreage on the plat maps, with the zoning codes. Does NDC also have plat maps, with zoning codes overlaying.

Is there any other data source that tells you the zoning code or correct lot size without having to look at the plat map?

Also, does anybody have experience with Sitex?

I've used RealQuest for years, but a recent price increase had me taking free trials of SiteX and FNC Data Express.

SiteX isn't configured for commercial appraisals, so didn't meet my purposes.

Data Express has slightly less functionality than RealQuest but is priced much less. RealQuest wants to charge me $300 per month plus extra for custom searches, FNC charges $65 per month for 100 reports or $125 per unlimited use, custom searches included. Somehow I find more comps with RealQuest, though.
