That is a murderers row of bottom feeders. Most of those I am familiar with on that list are the worst paying AMC's around.
I get 4 to 6 from LRES a week and I just let them sit, then they cancel. $250 for an REO appraisal is not part of my business model. Honestly you don't need one for LRES. They just sent me the same order today for the 3rd time. I did not look it up but based on the address, it is on acreage, rural area, and possibly a manufactured home. All that for $250 plus an REO addendum.

I have never signed up for work from any AMC. I do not do outside lender assignments (I work for a lender).

I got the email and have no idea where they would have gotten my email address.

Maybe they got it from the State Board.
