New construction townhome, CAD indicates land code as C2- Real Vacant Commercial?

There are commercial townhouses that contain lawyers, accountants, title companies, mortgage companies.

To the OP,

You are appraising the rights in the subject property. What encumbrances to those rights are contained in the recorded paperwork for your subject property? A plat? a declaration? Is this a up/down condo and the term "townhouse" is being misapplied? There are commercial condos as well as residential condos, and ditto for townhouses. Not every commercial cluster development is a strip mall. Sorry if this is not true in Florida, but it's true in a great portion of the northeast.

You need to provide much greater detail concerning the rights in the subject property that the buyer will purchase, over just the zoning code.

And just to clarify. No where in your post does it say the subject is a residential property, correct?

It's new construction. The assessor hasn't updated the use code on the property record. They probably won't until the next fiscal or tax year.

Townhouse is a form of ownership. I asked the OP to address what rights the buyer will own.

As much misuse of verbiage that daily appears on this forum, I would not care if he called it a trailer. What do the legals say? These things do not just fall out of the sky and land anywhere on earth as new construction without any paperwork.

How about you ask OPs questions, to specifically address those issues, which might help them answer their own questions; instead of fielding questions with half-assed information and waiting on random appraisers to create imaginary scenarios to try and help answer the questions.
 
FTR... My assumption is that the improvements are already built and they consist of a one unit, attached SFR.

What does the building style have to do with anything? We have real estate offices in Bi-levels, and convenience stores in ranches and doctors in condos and CPAs in townhouses. and health spas in colonials.

The style of the building has nothing to do with the "right to use and occupy the real estate" or the conditions and restrictions that may run with the land concerning allowable uses, above, different or more restrictive than the zoning. And, here is a biggie, what if any non-conforming documents have been issued for the subject that would allow a use that is different than those permitted or conditional uses in the subject's zoning district?


Oh F it, just check some boxes tell 'em what it's worth and move on to the next one.

I've never heard of an "appraisal district." Are you referring to the assessor's code? In many areas condominiums, cooperatives, townhouses, etc. have assessor's codes that are "commercial." That has nothing to do with zoning, and everything to do with the way the property is assessed for taxation purposes.

With regard to zoning, when it comes to townhouses, etc., they may have "nonresidential" zoning. In many areas this use is allowed in commercial zones. Unless it's preexisting, the zoning classification either allows for this use or has the appropriate variance.
