This might not be true as far as the experience requirement goes. If you have the 4 year degree in hand, it appears only a few extra appraisal courses are needed to get CG, without ever having completed a commercial appraisal.
Yes. On the CG side there are no proposals for alternate education, it's still a 4 year degree or no "yes" to the checkbox. How rigorous will the courses be is anyone's guess, but it's going to be a game changer on that side. FWIW my guess is not to many noobs will jump straight to CG, it will be an influx of disgruntled and tired CRs taking advantage of the opportunity.

I would bet these classes will end up with a pass rate close to 90% in a short time.

Aside from the info in Working RE article, your take can't be denied.
I think there's a little twist on words that wasn't picked up in that article. Remember how a one word change in Dodd-Frank destroyed the hopes and dreams of C&R supporters? C&R is still a mess going on 7 years because of that, appraisers need to pay attention this time around. But I won't get my hopes up.

Think about it this way. People have been worried for years that supervisors were taking on too many trainees.

In these experience replacement courses, you might have 20 or 30 adult students in a class room one night a week with one teacher. How rigorous can it get under those circumstances? Maybe they will limit the class size :)

I agree that many Cert Res will probably take advantage of this path, myself included.

I think you are right. I was in denial at first. But, what the RE article says is not reflected in the actual proposal. In fact, it is the opposite. Why would there be 3 lanes in that flow chart, if what you are saying is not true. It is clear you have the start from scratch route, Licensed to CR route and CR to CG route.

That's my take anyway. The "trainee" route is different than the alternate "student" route being proposed. A licensed trainee will not be able to use the proposed classroom route for experience hours, it's not part of their experience requirements. Just as a student, by virtue of not being a licensed trainee, will not be able to use field experience that can only be earned as a licensed trainee. Different paths both leading to certification.
 
The chart is confusing , what would a certified residential appraiser need to do to upgrade to cert General? Just take courses and use experience hours /pass exam, not need to train a # of hours under a supervisor?

I do agree the mentoring system was broken, parts of this proposal have merit, other parts are a mess, but I have a feeling no matter what comments are sent in they won't change a thing. They are going to do what they are going to do.

Cert Res would take the required classes and pass the cert gen exam. The applicant would not need any experience in Commercial appraising.
 
That could be a good opportunity for cert Res who want to upgrade.
