$450.00!! Geez....yet another take advantage of the appraiser software....to be dead ba*ls on accurate.

That'll baffle em...Lol
In defense, you own it and can modify it. Compared to the $60-70 monthly fee (plus TOTAL integration fees) the two most talked about are getting, $450 is on the low end of pricing.
 
Bright MLS does the mc form when you put in the parameters for your comps in the last 12 months

Done.
 
The few appraisal crumbs left now, cost more to pick up.

Thanks, looks like we're both burning the midnight oil. I'm messing around with it now, had a couple of hiccups with mapping the MLS data.

Thanks for posting yours! I was looking at the data map and it doesn't appear that site sizes are taken into consideration. In a sensible world appraisers would be talking about "value fluctuations", not "pricing fluctuations". Appraisers shouldn't be tasked with tracking prices for the GSE's. A meaningless metric for our purposes. If values go up or down on the other hand, that's our wheelhouse. I'm trying to come up with a spreadsheet which will automatically pull my adjustment factors from the grid in Alamode and apply them to the whole analysis dataset to reflect price points as "values" prior to charting and see what that looks like. I'll keep you posted.

For clarity, I just posted the link, it's not my baby. An appraiser out of Lafayette developed it with his wife.

Yeah, I noticed it doesn't map site size. Not sure why but he did ask me for feedback.
