New 'memo" from LSI

All boils down to...you get what you pay for...

When you have to "explain" the principal of "substitution" in your "memo"...

Than Mr. Head Chief in Charge....remember this...."YOU GET WHAT YOU PAY FOR"!!!!!!!!!!!!!!!!!!!!

Gosh.. What a concept!
 
use the lowest listings and establish your value under that indication.

Use this as your explanation:

substitution
The appraisal principle that states that when several similar or commensurate commodities, goods, or services are available, the one with the lowest price will attract the greatest demand and widest distribution. This is the primary principle upon which the cost and sales comparison approaches are based.

Now th equestion is this:

Are the low listing comparable?
 
Well quite obviously with the onset of all these memo's..

The listings have become more important than the closed sales.
If this is NOT true than why all the emphasis on listings. If I read this memo correctly...NON ACI users are to put "listings" on closed comp pages...

So where does one put the "closed" comp sales...???? I'm getting a headache!

Yup, thats why I don't do work for them. I'm a Mercedes. They only pay for a used Yugo.

So now that they openly admit to manually changing reports, I need to here their logic that this is ok and legal
 
I suggest the principle of substitution be applied to LSI as a client. There are better clients available at a better price. I ditched them over 15 years ago. They are evil.
 
IF there are Appraisers on this Forum that have read the Forum & the news accounts & are still doing work for these AMC's I have no sympathy for them, in the event that they are dragged into this mess.

IF you do work for AMC's please admit it, Cause someone has got to be doing it cause IF no one is they'd not exsist.

At least cut off the worst of the worst (LSI & E-Ape). You aren't going to make any money anyway, after you put in listings and they dock you $25-$50 for their "Broken Promise" ripoff
 
I’m a “Clickform Appraiser”. I will not become an ACI Appraiser! You hear this “chief appraiser”.
