NOTE of Caution: If you run the 1004MC it always uses as the time period the date you run it and back 12 months. I had one where I did the inspection on Jan.27th and then the order was placed on hold. It got released on Feb 4th so I ran the 1004MC with the dates of 1/28/2015 - 1/27/2016. However, there were 2 sold that didn't show up that closed on 1/29/15 and 1/30/15. One of these was model match and was the #1 considered comp. When I researched I figured out that the 1004mc always just takes the date it is run as the latest date and goes back 365 days from there. It ignores the dates that you place in any of the date fields. I placed a ticket (2/5/16) into Trend asking for an explanation or fix but have not received a resolution response yet. This also affects me when I run a 2nd 1004mc for the prior year when I am showing seasonal trends.
Another item I sent to Trend is that the 1004mc does not include Pendings as Listings in the 1004mc report. If you run the report with the detail option it shows the actives and pendings but then doesn't include them in the count. On 1 report there was 1 active and 5 pendings so the pendings were definitely telling me something, especially since the median DOM was 12 days. Haven't heard back on that one either.
On the 1004mc -- You can get it to use long custom period by defining dates as days.
2 years back = 0-730 days.
I believe that FNMA doesn't want pendings counted as active, FNMA people are ||||||||||,
they have no idea how many deals crash & burn before closing.
Have learned that it is temperamental, if you want a PDF of "Results Statistics"
-- it's a 200-property limit, no idea why.
At 198 properties I can get those stats, and at 203, greyed out

Thanks for the tip on the 0-730 days. However, that won't resolve the issue of trying to get the report to NOT see the current date as the end of the period. For example, using 0-365 days, will show today as the last day of the 1 year period. If I want the last day of the period to be 3 days ago then I would put in 3-368 days, but that returns the results from today and back 365 days.
As for the Pendings my understanding was that pendings are considered as active listings by Fannie. Did I miss a meeting?
Fannie Mae does want the pending sales counted in the active listings. Danny Wiley has posted this several times on this forum. The FHA has also directed appraisers to count pending sales in the active listings.
